*AJAD Developments contracts ACE Moharram.Bakhoum to supervise Elaia construction, designed by YBA*

AJAD Developments, a Saudi-Egyptian real estate developer, announced the signing of an agreement with ACE Moharram.Bakhoum to provide engineering supervision for the construction of its Elaia project in New Heliopolis.
The project’s architectural design is being handled by YBA Architects, as part of the company’s strategy to collaborate with leading industry experts to ensure the highest standards of design and construction quality.
The agreement with ACE Moharram.Bakhoum for engineering supervision, alongside YBA Architects as the architectural design consultant, reflects AJAD Developments’ commitment to establishing an integrated network of strategic partners covering every stage of the project—from concept and design through supervision and construction to the final delivered product.
Under the agreement, ACE Moharram.Bakhoum will oversee construction works at the project, ensuring compliance with approved drawings, technical specifications, and quality standards. The firm will also monitor the various construction phases and coordinate technical activities among the different project components.
Elaia is AJAD Developments’ first project in the Egyptian market and spans over 85 feddans in New Heliopolis along Suez Road in East Cairo.
The project enjoys a strategic location in the heart of New Heliopolis, close to key areas and major axes in East Cairo. It is only minutes away from Cairo International Airport, Madinaty, Al Rehab, Heliopolis, Nasr City, and the New Administrative Capital, as well as major roads, transportation hubs, and modern mobility networks.
New Heliopolis is distinguished as a fully integrated city with comprehensive infrastructure, including water, natural gas, telecommunications, and high-speed internet networks. This provides advanced infrastructure that supports quality of life and the sustainability of the residential community.

The master plan for Elaia is designed around the integration of architecture, nature, and privacy. Only around 16% of the project’s total land area is allocated to buildings, while the remaining 84% is dedicated to green and open spaces, services, amenities, and recreational facilities.
The project is surrounded by green parks on three sides, offering open views for a large number of units while enhancing the development’s green and nature-oriented character.
The compound is divided into a series of independent zones, each with its own dedicated entrance gate, with residential units, services, and facilities thoughtfully distributed to ensure high levels of privacy and security while reducing density within each zone.
Elaia offers a diverse range of residential units designed to meet the needs of different customer segments, including apartments ranging from 72 to 170 sqm, as well as townhouses and standalone villas ranging from 150 to 260 sqm. The units feature distinctive architectural designs and views overlooking green and open spaces.
The project also offers a comprehensive range of services and amenities, including a dedicated clubhouse for each phase, swimming pools, artificial lakes, outdoor gyms, walking and cycling tracks, children’s areas and recreational activities, a smart access system, CCTV surveillance, and electric vehicle charging stations.
Elaia also features a 1,300-meter open-air commercial promenade offering a diverse mix of retail, administrative, and service activities, along with restaurants and cafés. The promenade is designed as an integrated shopping and entertainment destination serving both project residents and surrounding communities.
