Scope Developments Unveils Details of “Sharek” Program at Aisle 90 Mall, Offering Returns Up to 12%
Scope Developments has announced further details of its “Sharek” investment program, first unveiled during the launch of the company’s new corporate identity on September 9, 2026. The program introduces a co-ownership model for commercial real estate at Aisle 90 Mall in the Fifth Settlement, New Cairo, supported by an integrated management, leasing, and operations framework.
Operating under the slogan “Sharek… Own a Part of the Asset, and Invest in Its Value,” the program aims to expand access to commercial real estate investment through a flexible ownership model that enables investors to acquire an undivided share in a commercial unit while benefiting from professional asset management and leasing services.
Mohamed Salama Ghobashy, Chairman of Scope Developments, said that Sharek responds to evolving real estate market dynamics and investors’ growing need for more flexible investment opportunities, particularly amid the rising cost of acquiring commercial assets in prime locations.
He explained that the company seeks to advance real estate investment beyond conventional sales models by establishing long-term partnerships with clients. Under Sharek, investor participate in the ownership of a commercial asset while Scope Developments retains a share in the unit, aligning the interests of both parties and reinforcing the company’s commitment to the asset’s long-term value and performance.
“We do not view the sale of a unit as the end of our relationship with the client. We believe our responsibility extends beyond the sale, as we remain committed to building long-term partnerships, preserving asset value, and ensuring efficient ongoing operations to create lasting value for our clients,” Ghobashy said.
He pointed that the management and operation system is a key component of the program. Investors authorize Scope Developments to manage and lease their units, attract suitable brands and tenants, and oversee operations under a strategy designed to maximize the asset’s utilization, in exchange for a 10% management fee.
The program also incorporates mechanisms designed to ease the financial burden on investors. These include deducting outstanding installments from collected rental income, as well as the possibility of postponing installments without penalties if the unit remains unleased for more than six months following the project’s official opening, subject to the program’s applicable terms and conditions.
Ghobashy noted that the Sharek program is designed around an indicative annual rental return range of 7% to 12% of the total share value, subject to the applicable investment model and the terms and conditions governing the program. He added that the program adopts a long-term investment approach supported by professional management, leasing, and operations.
Sharek program is applied through “Aisle 90 Mall” project, one of Scope Developments’ commercial projects in New Cairo, which is located in a prime location on 90th Street, as the mall offers investors the opportunity to participate in the ownership of a commercial asset within one of New Cairo’s most vibrant commercial and investment hubs.
Ghobashy emphasized that Sharek reflects Scope Developments’ strategy to expand its portfolio of investment products and deliver value beyond traditional property development and sales by combining ownership, management, and operations within an integrated investment model.
He added that the company plans to continue developing new investment products and commercial projects throughout 2026 and into 2027, guided by market research and evolving investor needs. This strategy aims to introduce more flexible investment opportunities, expand the company’s portfolio, and deliver greater value to clients and the wider real estate market.
“We believe that the future of real estate investment depends not only on location or product, but also on an integrated investment model that combines the strength of the asset, ease of access, efficient management, and sustainable returns,” Ghobashy said.
He concluded that Sharek embodies this vision by offering a more integrated approach to commercial real estate investment, built on shared ownership, professional management, and long-term partnerships designed to create sustainable value for all parties.
