Ouda Developments, – the real estate developer operating in Obour City for over 25 years- announced launching its new residential project, “Canary”, in District 25 of New Obour City, which is located on an area of 15 acres, the project features a low-density design, with construction limited to 25% of the total land area, and the remaining area is dedicated to gardens, water features, and amenities.

The project includes only 26 buildings, each with a ground floor and four upper floors, and no towers, units range from studios of 70 square meters to duplexes of 355 square meters, residential areas are separated from service areas, ensuring that commercial areas are not located directly beneath residential ones.

Units are delivered semi-finished, offering the option of full finishing upon request, and interior design modifications are also possible before construction begins.

Integrated services within the compound

Canary’s services are distributed across approximately 50,000 square meters of green areas and water features, in addition to a central plaza with a dancing fountain.

The project includes a two-story clubhouse spanning approximately 2,100 square meters, featuring swimming pools, a fully equipped gym, and a spa, and it also offers on-site medical clinics, co-working areas, a shopping mall for daily needs, and a mosque.

The project also offers separate running, walking, and cycling tracks, kids areas, a pet area, a barbecue area, a reading garden, covered parking, and electric vehicle charging stations in partnership with “Ikarus”, in addition to featuring accessible facilities for people with disabilities, a parcel pickup, storage service, and 24/7 high-speed internet.

The compound is secured by three smart gates, 24-hour security and surveillance cameras, and a smart application for community management and maintenance requests.

Eng. Omar Ouda, CEO of Ouda Development, said that the company aims to provide a low-density residential model with “Canary” project, emphasizing open areas and high-quality facility management.

He emphasized that his company owned over a thousand completed and occupied units in Obour City, and Canary is being built with the same approach, including 26 buildings on 15 acres.

He pointed that the company has entrusted the management of the facilities to its Saudi partner “Bravo”, which possesses experience in operating and managing facilities, besides the project is being implemented with self-financing, without bank loans or reliance on client installments to finance construction.

Strategic location

Canary project is located in District 25 at New Obour City, designated for premium housing, adjacent to Beit Al Watan area (District 24), where buildings are limited to a ground floor and four stories.

The project boasts a frontage on the Middle Ring Road and proximity to R2 axis, providing access to Madinaty, Fifth Settlement, Shorouk City, the New Administrative Capital, and the airport within 20 to 40 minutes away, according to the company.

The project also benefits from LRT “light rail network”, which serves the city via Obour station, on a line extending approximately 103 kilometers and including 19 stations.

New Obour City is one of the fourth-generation cities in the east of Cairo, as it was established by Presidential Decree No. 246 of 2016 on an area of ​​58,914 acres within Qalyubia Governorate, and the city’s layout separates residential, administrative, and commercial areas, and it is surrounded by existing universities, schools, and hospitals.

Payment and delivery

Payment plans start with a 15% down payment of the unit price, which can be divided into three installments over three months, the remaining unit price can be paid in installments over up to six years without bank interest.

The maintenance deposit is 7.5%, which can be included in the installments or paid upon delivery, units will be delivered within three years of the contract date, before the end of the payment period.

A Saudi company based in Riyadh, established in 1991, it is a co-owner and founding partner of Ouda Development. Its chairman, Eng. Saad Al-Maliki, is also a founding partner of Ouda.

Bravo employs approximately 2,300 person and has executed 19 government contracts worth over SAR 1.76 billion in the last five years for various ministries and government entities, including the Ministries of Defense, Interior, Justice, and Sports, as well as the National Guard.
