*Times Developments Unveils Expansion Strategy in Egypt, Eyes New Opportunities on the North Coast, Red Sea and West Cairo*

Times Developments has unveiled its expansion strategy for the Egyptian market, outlining plans to pursue new investment opportunities across several high-potential destinations while accelerating construction activity through a business model built primarily on self-financing.
Speaking during a press conference, the company announced that its construction investments have reached approximately EGP 30 billion over the past two years, reflecting its commitment to accelerating project delivery while maintaining construction schedules despite evolving market conditions.
The company said its financial model is based on a strong capital position, enabling it to fully finance land acquisitions without relying on bank debt or high-cost financing. According to Times Developments, this approach provides greater operational flexibility, strengthens execution capabilities, and enhances resilience against fluctuations in construction costs.
Expanding the Land Portfolio
As part of its growth strategy, Times Developments is evaluating new land acquisition opportunities in West Cairo, the Red Sea, and the North Coast, aiming to strengthen its land bank and support long-term expansion.
The company said its development strategy focuses on securing premium locations while creating integrated communities that combine distinctive design, comprehensive services and carefully selected operating partners.
Times Developments currently owns a land portfolio exceeding 55 feddans across East Cairo, including Aster, spanning 34 feddans, and Avelin, covering 21 feddans, as part of its strategy to develop integrated and sustainable urban communities.
Expanding the Boutique Compound Concept
The company is also expanding the Boutique Compounds concept in Egypt, offering low-density residential communities designed around quality, privacy and lifestyle rather than volume. In some projects, built-up areas account for no more than 15% of the total land area, with the remaining space dedicated to landscaped gardens and open green areas.
According to Times Developments, the boutique model enables higher-quality property management, more efficient operations, enhanced privacy and stronger community engagement, while creating a quieter and more spacious living environment.
The developments also incorporate smart technologies to manage lighting, irrigation systems, water consumption and security infrastructure, improving sustainability and operational efficiency.
Ahmed El Sergany: Expanding Mixed-Use and Hospitality Developments
Eng. Ahmed El Sergany, Chairman of Times Developments, said the company is focused on expanding mixed-use developments that combine residential, commercial, administrative and medical components, while also increasing investments in hospitality projects and Serviced Apartments through partnerships with leading international brands and operators.
El Sergany added that the Second Home segment has become one of Egypt’s fastest-growing real estate sectors, making the North Coast a strategic priority within the company’s future expansion plans.
He noted that Times Developments continues to strengthen its market position by selecting premium locations and collaborating with leading consultants and specialized partners throughout every stage of development, from design to operations.
Strategic Locations and Early Construction
Eng. Ahmed El Sergany explained that the company deliberately completes a significant portion of construction before launching projects to the market, helping mitigate inflationary pressures and construction cost volatility while allowing buyers to acquire units that are ready or close to delivery.
He highlighted Aster Residence, located on one of the last premium plots in New Cairo’s Golden Square, comprising approximately 1,200 residential units alongside 16,000 square metres of commercial and administrative space.
He added that Avelin, located adjacent to Al Rehab City, includes the residential project Avelin Residence and the commercial development Mall T Hub, noting that around 30% of construction had already been completed before the project’s official launch, while construction progress on the released units has reached nearly 60%.
First Phase of Aster to Be Delivered This Year
Eng. Ahmed El Sergany said Times Developments is preparing to deliver the first phase of Aster by the end of this year. The phase includes approximately 450 residential units ranging from 55 to 300 square metres, offering one-bedroom, two-bedroom and three-bedroom apartments, in addition to duplexes and penthouses designed to meet diverse customer needs.
Looking ahead, El Sergany said Egypt’s real estate market is expected to witness growing demand for more flexible investment products, particularly fractional real estate ownership, which allows investors to purchase shares in income-generating assets rather than entire properties, broadening market access while improving liquidity and investment flexibility.
