*JORA Developments begins construction of iXORA Residence, citing 15 years of real estate experience*

JORA Developments has commenced construction on its iXORA Residence project in Hadayek October city, marking its entry into the integrated residential communities segment. The company said the development builds on more than 15 years of experience in Egypt’s real estate market.
Atef Morsi, Chairman of JORA Developments, said that the launch of construction represents a key milestone in the company’s growth strategy.
He added that iXORA Residence reflects JORA’s approach to developing integrated residential communities with a focus on quality of life, building on its track record of delivering real estate projects in accordance with quality standards and contractual commitments.
Morsi noted that the company selected a location for the project in the heart of Hadayek October on Ahmed Zewail Road, close to Al Wahat Road, Mall of Egypt, and Dreamland, pointed out that the site offers access through three main roads and is located near educational, commercial, and recreational facilities.
He added that iXORA Residence is being developed on a 43,000 sqm site, with more than 75% of the total area allocated to landscaped green spaces and open areas. The design aims to provide open views and greater privacy for residential units.
Morsi said JORA Developments has taken steps to support the project’s construction schedule, including paying nearly 80% of the land value and securing a significant portion of the required construction materials. The company targets completing construction and delivering units within 30 months, in line with its planned timeline.
Morsi added that the project was designed by engineering consultant Mohamed Hafez. iXORA offers residential units ranging from 111 sqm to 173 sqm, in addition to a 1,500 sqm commercial, administrative, medical, and service area intended to provide a range of amenities for residents.
Ahmed Adel, Chief Commercial Director at JORA Developments, said that iXORA Residence was planned to balance product quality with investment value by offering efficient unit layouts and relatively low loading ratios compared with competing developments.
He added that the company obtained all key regulatory approvals—including the land allocation notice, land handover record, ministerial decree, and building permit—and commenced construction in less than a year after launching the project.
According to Adel, this reflects the company’s commitment to completing all legal procedures before implementation and safeguarding buyers’ interests.
Adel pointed out that the project will feature a range of amenities, including swimming pools, a mosque, cycling lanes, internal roads, and underground parking with separate access points. More than three-quarters of the site’s area has been allocated to landscaped open spaces, designed to provide greenery and open views throughout the development.
He added that JORA Developments has launched the third phase of iXORA Residence, offering payment plans starting with a 5% down payment and installments over six years, or 10% down over seven years, and 15% down with installments extending to eight years.
Adel disclosed that the company is focused on delivering projects on schedule while maintaining construction quality and creating long-term value for buyers.
He added that JORA Developments has delivered 75 standalone projects to more than 1,500 customers, reflecting its experience in Egypt’s real estate market.
For his part, Mohamed Hafez, Founder of Hafez Consultants and the project’s architectural designer, said that iXORA Residence was designed around a modern architectural concept that prioritizes quality of life by balancing built-up areas with open spaces to create a healthy and sustainable residential environment.
Hafez added that the design maximizes the use of internal living spaces while offering efficient carpet areas and relatively low loading ratios, providing buyers with greater usable space and flexibility.
Hafez concluded that the project’s design has been developed in line with contemporary engineering and architectural standards.
