Tarek Sweed, Chairman of Sakan Group, said that the Egyptian real estate market is witnessing a new phase of maturity, clearly reflected in client’s behavior and purchasing decision-making criteria, noting that the competition is no longer solely about price, but rather focuses more on trust, track record, the developer’s ability to fulfill its commitments, product quality, and long-term project management.

Sweed emphasized that real estate seekers in 2026 are more aware and precise in evaluating available opportunities, and “How much does the unit cost?” is no longer the primary question, but rather extends to a set of questions more closely related to value and investment, most importantly: Who is the developer? What is their level of experience? What have they already accomplished? How are they committed to execution and delivery deadlines? And how will the project be managed after delivery?

He added that the Egyptian real estate market has entered a more mature phase, and clients no longer consider price as the sole factor in their purchasing decision, and today, clients look for the developer before the unit itself, as they want to know the developer’s track record, what they have actually accomplished, and their ability to deliver on their promises, because real estate is ultimately a long-term investment, and trust has become a fundamental component of the product’s value.”

Sweed pointed that the concept of value in the real estate market has undergone a significant shift, as clients now view a unit as a long-term investment, and therefore, the quality of the project, its location, the level of execution, the services provided, and the project management, which are all elements that are included in the final value of the investment.

He explained “Price is certainly important, but it is no longer the sole criterion for the decision, buyers are now more concerned with the value they will receive, and the developer’s ability to maintain that value after sale and delivery, and this is precisely the difference between selling a unit and building a project capable of maintaining its appeal and value over time.

He added that this transformation necessitates real estate companies continuously developing their business models, ensuring that the relationship with the client doesn’t end with the contract signing, but extends to the execution, delivery, and post-delivery phases, which reinforces the concept of trust as a long-term investment asset in the real estate sector.

He pointed that his company’s vision for upcoming projects is based on a clear philosophy of building upon and developing past experience, which paves the way for the next phase of “Sakan Group” projects, most notably “Moon Hills 6” project, which is a natural extension of the company’s accumulated expertise and its understanding of developing market needs.
