D Developments launches with EGP 15bn portfolio through Egyptian-Saudi partnership
*Egyptian-Saudi D Developments launches operations with initial investment plans in Obour city*
D Developments has officially launched operations in Egypt through an Egyptian-Saudi investment partnership, aiming to tap opportunities in the country’s real estate market.
The company’s shareholder structure brings together expertise in real estate development and engineering consultancy, alongside financial resources to support its expansion plans and the development of a diversified project portfolio tailored to market demand.
D Developments will initially focus on Obour city, where it plans to develop four projects. The company has set an initial investment target of around EGP 15bn as it seeks to establish a foothold in the Egyptian market.
Further details on the projects, including their components and implementation timelines, will be announced in phases in line with the company’s planned launch schedule.
The launch of D Developments comes as part of a partnership between Egyptian investors and Saudi Arabia’s Al-Hokail Group, an investment group with experience in the Saudi market.
The move reflects the group’s strategy to expand its regional investments and enter the Egyptian market through a partnership that combines investment expertise with local capabilities and seeks to capitalise on opportunities in Egypt’s real estate sector.
*Al-Hokail: Egypt’s Market Offers Strong Potential for Long-Term Investment Partnerships*
Sheikh Ibrahim Al-Hokail, a Saudi investor and representative of Al-Hokail Group, stated that the decision to direct investments towards the Egyptian market followed an assessment of its economic and investment fundamentals, as well as the opportunities available across various sectors.
He said that Egypt represents an important investment market given the size of its economy, its broad demand base, and the opportunities arising from continued urban development and the expansion of new cities.
Al-Hokail added that the decision to launch the company’s investment activities in Obour city was based on an assessment of the local real estate market, including its established urban and residential base, high occupancy rates, demand for real estate products, and potential for further development and investment.
He noted that Obour city’s key advantage lies in its established urban infrastructure, services and existing population base. This means real estate investment in the city can address actual market demand rather than focus solely on urban expansion. These factors are important in assessing investment opportunities and identifying projects suited to each city’s characteristics.
Al-Hokail also highlighted the longstanding relations and close ties between Egypt and Saudi Arabia provide a strong foundation for strengthening economic and investment partnerships between the two countries.
He noted that successful investment depends not only on the availability of opportunities, but also on building reliable partnerships, understanding market dynamics and translating available potential into projects that generate sustainable economic value.
He disclosed that Al-Hokail Group’s entry into the Egyptian market through D Developments reflects its strategy to build an investment presence through partnerships with Egyptian professionals and industry experts. The partnership allows the group to leverage its experience in the Saudi market while drawing on its local partners’ knowledge of Egypt’s market conditions, trends and demand.
Al-Hokail added that combining the expertise of both sides is a key strength of the company. The alliance brings together investment and opportunity-assessment capabilities with experience in real estate development, engineering consultancy and an understanding of the Egyptian market. This approach is intended to support measured expansion based on an integrated investment strategy, rather than the launch of projects in isolation.
*Obour selected as launchpad, leveraging its urban infrastructure and existing demand*
Ahmed Kassem, CEO of D Developments, said that the company will focus in the coming period on executing its investment strategy through the planned development of its project portfolio. This will involve prioritising opportunities that match market demand and offer clear growth potential.
He added that the partnership with Egyptian investors provides a strong foundation for building a business capable of capitalising on available opportunities and expanding its presence in the Egyptian market over the coming years.
The company plans to develop four projects, with a targeted investment portfolio of up to EGP 15bn, reflecting the scale of its initial investment commitment, according to Kassem.
D Developments’ CEO noted that the project locations and product types will be key to building a diversified portfolio that meets market demand.
He said, “The Egyptian-Saudi partnership enables D Developments to combine local market expertise with investment capabilities, supporting project planning and decision-making while helping the company respond to market needs. Further, confidence in real estate sector depends on having a clear investment strategy, the ability to execute projects and a strong commitment to customers.”
Kassem concluded that the company’s strategy goes beyond launching individual projects, focusing instead on building a real estate business with the capacity for long-term growth and expansion. Its priorities include setting clear investment plans, assessing market demand and selecting suitable opportunities, while developing a project portfolio designed to generate value for both market and customers.
