Golden View Developments has announced the launch of GRAMAT. This new real estate ownership concept introduces what the company describes as a new way to invest in property: owning 10% of a serviced apartment, with professional management, operation, and ongoing returns.

With GRAMAT, Golden View is introducing a different answer.
Under the model, a serviced apartment is divided into ten equal ownership parts, with 1 GRAMAT representing 10% ownership of a serviced apartment. Investors can therefore choose the level of ownership that fits their investment objectives and the amount of capital they want to allocate.
The model does not change the value or quality of the underlying real estate asset. What changes is the way investors can access ownership.
This enables Golden View to address a broader range of investors, from those looking to enter real estate with a more flexible capital commitment to experienced investors who may prefer to distribute their capital rather than allocate it entirely to a single property.
But GRAMAT is not only about making ownership more flexible.
The concept is built around serviced apartments as professionally operated, income-generating real estate assets. The units are managed and operated within an integrated model designed to generate ongoing income, while investors retain ownership of their respective shares.
In other words, the proposition brings together the key elements behind GRAMAT’s market message: ownership in a serviced apartment, professional management and operation, and ongoing returns.

GRAMAT also offers different payment structures, including:
20% down payment with installments up to 8 years,
or
10% down payment with installments up to 6 years.
During the installment period, the property can already be operational and generating income. Part of the return can be allocated toward outstanding installments, while the remaining amount goes back to the investor. Once payments are completed, the investor benefits from the full return, subject to the terms of the program.
